Commercial Clearance in London

Most clearance jobs we get called for need to be done quickly, quietly and to a deadline. A lease has expired and the space needs to be handed back empty. A tenant has moved out and left furniture behind. An office has been refurbished and the old desks need to disappear before Monday. We handle all of it — and we make sure what can be reused doesn't end up in landfill.

This isn't a side service for us — we have regular ongoing arrangements with estate agents like Paramount Properties handling clearances week in, week out. We know what good looks like.

How much does commercial clearance cost?

It depends on volume, access and what's being disposed of. Here's a rough guide:

Small clearance (single room or property)

One-bed flat clearance, single office room, small retail unit. Typically one van, two crew.

  • From £200–£500

Medium clearance (full property or small office)

2–3 bed property, small/medium office space, retail unit. Typically two vans, three to four crew.

  • From £500–£1,200

Large clearance (full office or commercial premises)

Multi-floor office, larger commercial premises, full retail/hospitality fit-out clearance. Multiple vans, multiple crews, phased over one or more days.

  • From £1,500+ — quoted per project

What changes the price:

  • Volume of items being cleared
  • How much can be donated/recycled vs sent to disposal (disposal has a per-tonne cost)
  • Heavy or awkward items (safes, gym equipment, industrial kit)
  • Number of floors and complexity of the property
  • Whether you want the space cleaned afterwards

What we clear

Office clearances

End-of-lease office clear-outs, post-refurbishment removal of old furniture, downsizing clearances. Desks, chairs, partitions, filing cabinets, IT kit, kitchen equipment — whatever's left behind, we'll take it.

Estate agent void clearances

Tenant has moved out and left things behind. Property needs to be ready for the next viewing. We clear it, clean what we can, and leave the space presentable. Fast turnaround.

End-of-tenancy furniture removal

Landlord-instructed furniture removal from let properties — whether you want the place stripped to a shell or just specific items moved on, we'll handle it carefully and properly.

Retail and hospitality fit-out clearances

Shop closures, restaurant refits, salon refurbishments — we'll clear the old kit out so the new can be installed.

Garage, basement and storage clearances

Commercial storage spaces, building basements, plant rooms full of decades-old kit. We work room by room and clear it methodically.

How we do clearance work

1. Quick site visit (or photos)

For larger clearances we'll come and look at it. For smaller jobs, a few photos and a description usually do the trick. From there we work out how many vans and how many crew.

2. Written quote, fixed price

We give you a written quote with everything itemised. Fixed price for the work and the disposal — no “we found more stuff than expected” surprises.

3. We turn up and clear

We arrive on the agreed day and work room by room. Furniture comes apart where it needs to. Heavy items get the right crew. Nothing damages the building on the way out.

4. Sort, donate, recycle, dispose

Reusable items we can donate to local charities or community groups. Recyclable materials (metal, electronics, cardboard) go to the right facility. The rest is disposed of through a licensed waste carrier.

5. Paperwork to prove it

Waste transfer notes provided for every clearance, with photos of the cleared space if you need them for your records.

Responsible disposal — not just a skip

We genuinely try to make sure usable items get reused. Quality office furniture, white goods that still work, fixtures with value — we'll put them to a charity or community group before they go to landfill. It's better for the environment, and often it's a tax-deductible donation if you want the paperwork.

For the rest, we're a fully licensed waste carrier. You get a Waste Transfer Note for every clearance so your records and your audit trail are clean.
